The first step towards making a great first impression on buyers is preparing the property for photography. Follow these steps to prepare your home for the photography session. 



GENERAL PREP - This is the first impression buyers will see

  • Close garage doors 
  • Remove cars from driveway and front of home 
  • Clean up landscaping (mow, trim shrubs, clear leaves) Schedule your lawn care professional the day before the shoot
  • Remove empty planters or replant planters
  • Use broom to remove cobwebs from eaves and door frames 
  • Remove visible water hoses and hose caddies
  • Remove garden tools and supplies
  • Clean grill, remove the cover
  • Remove toys, bikes, sports balls, basketball goals, soccer goals, etc. 
  • Clean porch, tidy up outdoor tables/chairs/cushions 
  • Pillows/cushions should be fresh, not faded  
  • Clean pool 
  • Remove pool vacuum/cleaner hose 
  • Hide pool cleaning supplies 
  • Turn on pool fountains/water features
  • Remove/Hide trash cans  
  • Clean Fire pits 


GENERAL PREP - For all areas of the house

  • Thoroughly clean whole house (vacuum, mop hard floors, clean countertops, clean windows)
  • De-clutter ALL rooms of the property
  • Turn all overhead lights and lamps ON
  •  Replace all burned out light bulbs (Use bulbs of the same temperature (ALL incandescent or ALL compact fluorescent)) 
  • Turn all ceiling fans OFF 
  • Turn all TVs OFF 
  • Turn all computer screens OFF 
  • Open blinds/window treatments to let in outside light  
  • Remove personal photographs
  • Remove all personal items  
  • Remove small floor rugs to reveal actual flooring  

KITCHEN - One of the most important rooms  

  • Clear countertops completely of all clutter. Leave only one appliance (coffee maker, etc.) and one decorative item.
  • Remove counter-top of most all appliances (toaster, coffee maker, can opener, etc.) Leave one.
  • Clear outside of refrigerator of magnets, papers, photos, etc. 
  • Hide garbage cans in pantry or closet 
  • Remove dishes from sink, place in dishwasher 
  • Clean all appliances and stainless steel appliances and granite counter tops to ensure there are no fingerprints or smudges
  • Hide pet dishes 


  • Clear table, dust and polish the table top  
  • Feature one center piece such as a bouquet of flowers 
  • Straighten all chairs and space them evenly 
  • Remove child seats/booster chairs, high chairs
  • Make sure table and room is free of clutter and all personal items

LIVING ROOM & FAMILY ROOM - This area will establish the mood for the entire house

  • Remove newspapers, magazines, mail, etc. 
  • Hide all TV and home theater remotes
  • Hide loose cables, speaker wires, home theater wires, modem wires, etc.
  • De-clutter fireplace mantel/hearth
  • De-clutter room and shelves
  • Fluff and arrange furniture pillows
  • Remove kid’s toys 


Master Bedroom - One of the most important rooms

  • Make bed, including decorative pillows/shams if available  
  • Clear nightstands of all personal items (clock radio's, books, glasses tissues, etc) 
  • Store away phone/tablet charging cables 
  • Remove all clutter from top of dressers 
  • Remove family photos from walls, dresser, tabletops  
  • Remove all clothing, shoes and close closet doors
  • Clean under bed, removing items that may show in the photos
  • Hide loose cables and wire

Kid Rooms and Guest Rooms

  • Make bed, including decorative pillows/shams if available  
  • Clear nightstands of all personal items (clock radio's, books, glasses tissues, etc
  • Remove personalized names from walls
  • Remove wall stickers/posters 
  • Remove diaper genies
  • Organize and de-clutter all shelves
  • Remove all clothes, shoes and close closet doors 
  • Clean under bed, removing items that may show in the photos
  • Hide loose cables and wire

BATHROOMS - Sterile and clean 

  • Clear countertops completely. No soap, toothbrushes, medications, deodorant, etc. 
  • Put toilet seats down 
  • Remove all clothing such as bathrobes etc
  • Close closet doors 
  • Clean mirrors and counters
  • Remove shampoo, soap, loofahs, etc. from showers and tubs 
  • Remove dirty towels – leave out only new, unused towels, fold neatly over towel bars 
  • Remove floor mats 


  • Place food and water bowls in pantry or closet 
  • Place pet beds/toys in pantry or closet 
  • Use lint roller on furniture to remove pet hair 
  • Contain pets in hidden crate or outside 
  • Clear back yard of pet waste/toys 


Holiday decorations are not suggested for real estate photos. If a property listing has holiday decorations it can date the media, resulting in problems if the listing is active outside of the holidays. We strongly discourage our clients from displaying holiday decorations. 

  • Remove yard decorations and visible lighting 
  • Remove interior decorations including Christmas trees 
  • Any decorations that are up should be kept to a minimum 
  • Remove window decorations 


Twilight photography is impressive and creates a dramatic presentation. Here are some tips to help achieve the best results. These tips are in addition to the Front Exterior tips previously covered. 

• Turn on all exterior AND interior lights that are exposed to the shoot area 

• Open blinds and/or window treatments that are exposed to shoot area 

• Keep windows clean 

• Visible outdoor fire pits or fireplaces should be lit
